A Guesty alternative without add-ons

Guesty sorts hosts by portfolio: Lite for one to three listings at a published $9 per listing a month, Pro for four to 199 listings by quote, Enterprise from 200. The core of every plan is the channel manager, the multi-calendar and the unified inbox; smart locks, dynamic pricing, damage protection, payments and advanced websites are add-ons priced on top.

Roomi PMS has one rate per apartment that falls as you grow: 14.25 EUR for one to three apartments, 11.40 EUR for four to fifteen, 8.55 EUR for sixteen to thirty, 7.60 EUR for 31-50, 5.70 EUR for 51-80 and 4.75 EUR from 81. There are no add-ons: TTLock codes, cleaning, analytics and Telegram alerts are in every account. Twenty apartments cost 171.00 EUR a month, taxes not included.

Channels and the region

Guesty Lite syncs Airbnb, Booking.com and one more large channel; Pro extends that to what the page calls 60 and more listing channels. Roomi PMS syncs six, Booking.com, Airbnb, Expedia, Agoda, Trip.com and Hostelworld, and adds a direct connection to Ostrovok, the channel that matters where Russian-speaking guests book.

The interface languages are the other regional difference. Roomi PMS and its cleaner portal work in Georgian, Armenian, Kazakh, Uzbek, Kyrgyz, Tajik, Russian and English, so a cleaner in Yerevan or Samarkand reads her task list without a translator, and prices stay in dram, sum, lari or tenge per property.

What Roomi PMS does not have

Before you move, know what you leave behind. Roomi PMS has no unified inbox for guest messages, no direct booking website, no online payments from guests, no owner portal and no AI reply drafting. Each room is its own unit, with no room types or rate plans. If any of those is the reason you run Guesty, Roomi PMS is not a replacement for it; if your day is the calendar, the cleaner and the door code, it is.

How to move from Guesty to Roomi PMS, step by step

Move one listing's channels at a time and keep Guesty until the calendars match; nothing on Booking.com or Airbnb resets when you switch systems.

   Check your plan terms

   Lite is self-serve; Pro and Enterprise run on an agreement with its own term, so find the renewal date before you start.

   Export your reservations

   Download your bookings from Guesty and save them as .xlsx, one booking per row with the listing, guest, dates and amount.

   Create a Roomi PMS account

   Sign up with your email, no card, and add each apartment or room with its currency.

   Import the file

   Upload the .xlsx: properties are created, bookings placed, overlapping dates highlighted for you to resolve.

   Set prices and minimum stays

   Enter nightly prices and minimum stays by date range for the coming months.

   Switch the channels

   Connect Booking.com, Airbnb and the others to Roomi PMS and disconnect each from Guesty in the same sitting; Booking.com allows one connectivity provider per property.

   Finish the setup

   Send cleaners their personal links, connect TTLock so each stay gets a code, link Telegram for alerts, and close the Guesty account under its terms.
