Terms of Service
The agreement between you and Roomi: what the service does, what it does not promise, and what each side is responsible for.

1. Who this agreement is between
These terms are between you (the host or company using Roomi) and Individual Entrepreneur Vladimir Shinkarenko, an individual entrepreneur registered in Georgia (identification number 305852495, registered with the LEPL National Agency of Public Registry, Georgia on 22 April 2026), registered address: 8 Kukuri Gogiashvili Lane, floor 3, apt. 44, Saburtalo, Tbilisi, Georgia.
By creating an account you accept these terms. If you are accepting them for a company, you confirm you are allowed to do so.
2. What Roomi is
Roomi is web-based property management software for short-term rental hosts: a calendar across your apartments, synchronisation with booking channels, automated guest messaging, cleaning management and revenue reporting.
Roomi is not a booking channel, a payment provider, a travel agency or a letting agent. We do not sell your nights, hold guest money or enter into contracts with your guests.
3. Your account
You are responsible for keeping your login details secret and for everything done through your account, including by people you invite such as cleaners or co-hosts. Tell us promptly if you think someone else has access.
One account belongs to one host or company. Accounts must not be shared with unrelated businesses.
4. What we do not promise
Roomi is a young product and we would rather say this plainly than bury it:
- there is no service level agreement and no guaranteed uptime, though we obviously try to keep it running;
- features can change, and a channel connection depends on the channel as much as on us;
- you should keep your own backup of anything you could not afford to lose. Roomi lets you export bookings and expenses at any time.
5. Fees
The price depends on how many apartments or rooms you run, and we agree it with you before your account is charged for anything. No card is requested when you sign up and nothing charges automatically.
If the price of your plan changes, we tell you in advance, with the new price and the date it applies. You always choose actively: if you do nothing, nothing is charged.
6. Acceptable use
You agree not to:
- use Roomi for anything unlawful, or to send guests spam;
- upload personal data you have no right to process, or use the service in breach of data protection law;
- try to break, overload, reverse engineer or scrape the service, or probe other accounts;
- resell or white-label Roomi without a written agreement with us.
Serious or repeated breaches can lead to suspension. Where it is reasonable we will warn you first and give you a chance to export your data.
7. Your data and your guests' data
The content you put into Roomi stays yours. We use it to run the service for you, and for nothing else. We do not sell it and we do not use it to train models for other customers.
For personal data about your guests, cleaners and staff, you are the controller and we are your processor. You are responsible for having a lawful basis to collect it and for telling your guests what you do with it. Our side of that arrangement is described in the Privacy Policy, and a data processing agreement is available on request.
8. Third-party services
Roomi connects to services you choose, such as booking channels and smart locks. Those services have their own terms, their own outages and their own rules, and we do not control them. If a channel changes its interface, restricts an account or publishes a calendar late, we will adapt as fast as we can, but we cannot be responsible for the consequences on their side.
Calendar synchronisation over iCal is not instantaneous by design. Do not rely on it as the only protection against a double booking on heavily contested dates.
9. Availability and support
We aim for a service that is available around the clock and we monitor it, but we do not promise a specific uptime or response time. Support is on Telegram, usually answered by the person who will write the fix.
10. Liability
The service is provided as it is. To the extent the law allows, we exclude liability for indirect or consequential loss, lost profit and lost bookings.
Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited under applicable mandatory law, including consumer protection rules where they apply to you.
11. Ending the agreement
You can stop using Roomi at any time and delete your account from the settings. Export your data first: deletion removes it, and after the short recovery window described in the Privacy Policy it is gone.
We can end this agreement with reasonable notice, or immediately in case of a serious breach of section 6. If we ever discontinue the European service, we will give notice and a period during which you can export everything.
12. Changes to these terms
We will tell you by email before material changes take effect. If you do not accept them, you can close your account and export your data.
13. Governing law and disputes
The governing law and the competent courts will be stated here once the European legal entity is registered. If you use Roomi as a consumer, the mandatory consumer protections of your country of residence apply regardless of what this section eventually says.
