New in 2026: notifying the Tourism Committee

Armenia's Law on Tourism, adopted on 22 December 2023 and in force since 1 September 2024, makes providers of hotel services subject to notification. In practice notification opens in phases from the second half of October 2026 at notify.tourism.gov.am, for accommodation providers, tour operators, travel agents and guides. Operating without it will be illegal, and the State Revenue Committee will enforce it.

The same law requires hotel-service providers to keep a register of guest data (Article 22, in effect since 30 June 2025). Under the law those providers are legal entities or individual entrepreneurs, so whether renting out a private flat by the day counts as hotel services or as ordinary rent is a question for a lawyer or the State Revenue Committee.

When Yerevan is busiest

The Tourism Committee says arrivals peak in summer and again in September and October, then drop from late November. In 2025 May brought 181,436 tourists, June 215,253 and July 263,592, each a record for its month.

For the whole of 2025 Armenia counted 2,263,642 tourists, 2.5% more than in 2024, with Russia (41%), Georgia (13%) and Iran (8%) the largest markets.

The first half of 2026 brought 1,041,598 tourists, 14.8% more than a year earlier, and the average recorded visit lasted 30 days. Visa-free visitors may stay up to 180 days a year, so monthly stays and weekend breaks share the same flats.

• 5-7 June: Yerevan Wine Days on Saryan, Tumanyan and Moskovyan streets.
• 12 July: Vardavar, with a concert on Republic Square. The date moves every year.
• 12-19 July: the Golden Apricot international film festival.

Pricing the Yerevan calendar

The Tourism Committee describes two peaks, summer and September to October, and a drop from late November. For a host that means four periods: the run-up from May (in 2025 May, June and July each set a record for their month), the summer peak with its June and July events, the second peak in September and October, and the quiet months from late November to spring.

Each period gets its own nightly price and minimum stay as a date range in Roomi PMS, and the event dates in June and July get theirs on top. Because the average recorded visit in the first half of 2026 lasted 30 days, the quiet months are also when a monthly stay is worth more than a run of empty weekdays, so set a lower long-stay rate for them.

• A booking from List.am or by phone goes into the calendar by hand; its nights then close on the connected channels, and the calendar will not accept two bookings for one flat on the same night.

Registering foreign guests in Yerevan

We found no duty for a host in Armenia to register a short-stay foreign guest or report one to the police: registration is tied to residence status, and registration at the place of residence goes through the Migration and Citizenship Service with the owner's consent.
