A city that earns its year in one quarter
In Tbilisi the summer quarter brings about twice the traffic of winter. In Adjara the gap is more than fourfold, so a Batumi flat makes most of its money between July and September. That decides your minimum stays, your rates, how many cleaners you need and how many check-ins you can handle on a Saturday.

The fixed tax and a seaside season
Georgia's Tax Code offers a fixed tax for short-term letting of your own living space: GEL 10 per square metre of each room per month, available until 1 January 2028 to hosts whose income from it stays within GEL 100,000 over any 12 months. The Code also lets the Government raise or lower that rate by location or season, which is worth checking for a resort city.
The alternatives are the 5% rate on residential rent and small business status at 1% of turnover. An accountant in Batumi will know which one the local tax office expects for your kind of letting.
Before the high season starts
