A Lodgify alternative for hosts who live on the channels

Where the two products start from

Lodgify's plans are built around a direct booking website: the website builder, the booking engine, the payment gateway and the guest app are what the plan ladder adds as you move up. Channel connections to Airbnb and Booking.com are there on every plan, and the operational tools, such as cleaning and task management or the host app, come with the higher plans.

Roomi PMS starts from the other end. There is no website builder at all. What you get is one calendar for every apartment and room with Booking.com, Airbnb, Expedia, Agoda, Trip.com and Hostelworld synced and Ostrovok connected directly, a cleaning task after every checkout, a TTLock door code for every booking and revenue per unit in the currency you are paid in. That is the whole product, in every account, at one price per apartment.

So the practical question is not which is better, but where your bookings come from. If most of them come from the channels and your real work is turnovers, keys and money, that is what Roomi PMS is built for. If a direct booking website is the heart of your business, Lodgify's own page describes that as its purpose.

Price: by property and plan, or by apartment

On lodgify.com/pricing the price depends on two things: how many properties you manage and which of the four plans you pick. On 1 November 2026 the page showed Basic at $14 a month for one property with yearly billing, and the Professional and Ultimate plans at $47 and $68 on the same terms, with monthly billing priced higher.

Roomi PMS has one dimension: the number of apartments on the account. One to three apartments cost 14.25 EUR each a month, four to fifteen 11.40 EUR each, and the rate keeps falling to 4.75 EUR from 81 apartments. Every feature is in every account, so the number of apartments is the only thing that moves the invoice. Twenty apartments cost 171.00 EUR a month, taxes not included.

For hosts in the Caucasus and Central Asia

Two things on this site matter in the region and are not on Lodgify's pricing page: Ostrovok connected directly, which matters where Russian-speaking guests book, and an interface in Georgian, Armenian, Kazakh, Uzbek, Kyrgyz and Tajik, so a cleaner in Batumi or Tashkent reads her task list in her own language. Prices and revenue are kept in GEL, AMD, KZT, UZS or KGS per property, while the subscription itself is in euros.

How to move from Lodgify to Roomi PMS, step by step

The move takes an evening for a handful of apartments. Keep Lodgify running until the last channel is switched, so no night goes unsold.

   Export your bookings

   Download the reservations you hold in Lodgify and save the file as .xlsx: one row per booking with the property, the guest, check-in, checkout and the amount.

   Create a Roomi PMS account

   Sign up with your email address; no card is requested. Pick the currency of each property as you add it.

3. 3

   Import the file

   Upload the .xlsx. Roomi PMS creates the properties, places the bookings on the calendar and highlights overlapping dates so you can fix them before any guest notices.

   Check prices and minimum stays

   Set nightly prices and minimum stays by date range for the coming season; they are not part of the export.

   Move the channels one at a time

   Connect Booking.com, Airbnb and the others to Roomi PMS and disconnect them from Lodgify in the same sitting. Booking.com works with one connectivity provider per property, so a listing is linked to only one system at any moment.

   Add cleaners and locks

   Send each cleaner a personal link in her language, and connect your TTLock account so every booking gets its own door code.

   Close the old account

   When the last channel is switched and the calendars match, cancel Lodgify under its terms: the pricing page says there is no long-term contract and the subscription can be cancelled at any time.
