A summer-heavy year
By the end of May 2025 Antalya had received 3.9 million foreign visitors; by the end of October, 15.35 million, according to the hoteliers' association AKTOB. By our calculation that puts roughly 11.4 million, about two thirds of the year, between June and October.
For a villa or a holiday flat it means most changeovers happen within five months. Roomi PMS lets those months carry their own prices and minimum stays, and turns each departure into a cleaning task with the next arrival time.
Getting ready for the season
- 1
Check your permit
Tourist rentals of up to 100 days need a Ministry of Culture and Tourism permit under Law No. 7464.
- 2
Connect your sites
Booking.com, Airbnb, Expedia, Agoda, Trip.com and Hostelworld sync; Ostrovok connects directly.
- 3
Set summer rules
Higher prices and longer minimum stays for June to October, lighter ones for the rest.
Permits and fines
Law No. 7464, in force since 1 January 2024, requires a permit before a home is rented to tourists for up to 100 days; hosts who were already renting had one month to apply. Without a permit the fine is TRY 100,000 per home, rising to TRY 500,000 and then TRY 1,000,000 if renting continues after each 15-day window (the base amounts in the law). A home in a building with several independent units needs a unanimous decision of all unit owners.
Since 1 May 2026 the accommodation tax rate has been 1% until the end of 2026, down from 2%. Whether it applies to permitted homes at all is being decided by the Council of State.
Villas, flats and one calendar
Villas and flats side by side
A villa in Konyaaltı and three flats in Lara are four units on one grid, each with its own bookings and costs.
Ostrovok for the largest market

Codes for late arrivals
With TTLock each booking gets its own door code, so a midnight charter arrival does not need a key handover.
