Per unit on both sides, counted differently
Both products price by the unit, which makes them easy to put side by side. On 1 November 2026 Smoobu's pricing page quoted 28 EUR a month for a single unit and from 9.60 EUR a month for each additional unit, with three plans on top of that count: Professional Flex at 29 EUR a month with a 0.9% booking fee, Professional Prepaid at 35 EUR a month without a booking fee, and Pro+ at 55 EUR. A yearly plan takes 10% off, a two-year plan 20%.
Roomi PMS has no plans and no booking fee. The rate per apartment depends only on how many apartments are on the account: 14.25 EUR each for one to three, 11.40 EUR for four to fifteen, down to 4.75 EUR from 81. Five apartments cost 57.00 EUR a month, twenty cost 171.00 EUR, and every feature on this site is included at every size. Taxes are not included on either side.
Channels, apps and the direct website
Smoobu's page names Airbnb, Booking.com and Expedia and speaks of over 100 booking portals, lists iOS and Android apps, and includes a website builder with a booking system and your own domain on every plan. Roomi PMS syncs six channels, Booking.com, Airbnb, Expedia, Agoda, Trip.com and Hostelworld, connects Ostrovok directly, works in the browser on any phone with an iPhone app in the App Store, and has no direct booking website.
Where Roomi PMS puts its weight is after the booking: a cleaning task for every checkout with the next arrival next to it, a cleaner portal in eight languages that needs no app, a TTLock code per stay, and revenue, expenses and profit per unit in the currency you are paid in, from lari to sum.
Cancellation terms to plan the move around
Smoobu's pricing page says a subscription can be cancelled with 30 days' notice and that cancellations take effect at the next renewal. Plan the switch so the last channel moves before that date, and you will not pay for an empty month. Roomi PMS is month by month, counted by the apartments on the account.

Give notice on the Smoobu side first, then move the channels one by one while both calendars are still in front of you.

Smoobu takes 30 days' notice and ends the subscription at the next renewal, so write the date down and work backwards from it.

Download the reservations from Smoobu and save them as .xlsx, one booking per row with the unit, guest, dates and amount.

Sign up with your email, no card, and add each unit with its currency.

Upload the .xlsx: properties are created, bookings placed, overlapping dates highlighted.

Can I move my bookings from Smoobu?+
Yes. Export them from Smoobu, save the file as .xlsx and upload it to Roomi PMS. Properties and the calendar are created from it. If the file needs a hand, message us on Telegram.
Does Roomi PMS charge a booking fee like Smoobu's Flex plan?+
No. The price is per apartment per month, and there is no charge per booking and no commission on your revenue. Smoobu's pricing page, checked on 1 November 2026, lists a 0.9% booking fee on Professional Flex and none on its other plans.
Does Roomi PMS have a website builder like Smoobu?+
No. There is no direct booking website in Roomi PMS today. If a booking website is central to your business, Smoobu's page lists one on every plan. Roomi PMS is for hosts whose bookings come from the channels.
Can I run both systems during the switch?+
Yes, as long as each channel is connected to only one of them at a time. Booking.com, for example, works with one connectivity provider per property.
How long does the move take?+
An evening for a handful of apartments: export, import, prices and minimum stays, then the channels one by one. Smoobu takes 30 days' notice, so plan the last switch before your renewal date.
Will I lose my reviews?+
No. Reviews live on Booking.com and Airbnb, not in your software, so they stay where they are.
