How the price is calculated
Roomi PMS counts the apartments on your account, not bookings, guests or channels. Each apartment, studio or house you rent out is one unit. A guesthouse or a small hotel is counted by rooms instead, and that price is agreed in Telegram.
The number of units picks a range in the table above, and the rate of that range applies to every unit on the account. Three apartments cost 3 times 14.25 EUR, that is 42.75 EUR a month. Twenty apartments fall into the 16-30 range, so each costs 8.55 EUR and the account costs 171.00 EUR a month.
When you add an apartment, the total is recounted at the new count. At the edge of a range the total can even go down: 15 apartments at 11.40 EUR come to 171.00 EUR, and 16 apartments at 8.55 EUR come to 136.80 EUR. The table is built so that growing never punishes you.
Everything in the price is per month. There is no charge per booking and no commission on your revenue: a month with forty check-ins costs the same as a month with four. Taxes are not included, because they depend on where you are invoiced.
Your prices stay in your currency
The subscription is the only thing counted in euros. Your own prices, expenses and profit stay in the money you are paid in: each property on the account has its own currency, and GEL, AMD, AZN, KZT, KGS, TRY, UZS, EUR and USD are supported. A host with flats in Tbilisi and a guesthouse in Batumi keeps everything in lari and sees one figure per unit, which is what the accountant asks for.
To make the euro price easier to picture, the examples above show it in lari, tenge, sum, dram and som at the exchange rate noted under them. Those figures are an estimate, not a second price list: the rate moves, the euro amount does not.
A worked month for five apartments: the account costs 57.00 EUR whether the month brings fifteen check-ins or fifty. If one of the five is sold or handed back to its owner, the next count is four apartments at 11.40 EUR, that is 45.60 EUR. If a sixth is added, it is six at 11.40 EUR, that is 68.40 EUR.
What the price covers
- Every unit on your account with its own calendar: nightly prices and minimum stay by date, blocked dates, a history of changes and a 7-day undo.
- Sync with Booking.com, Airbnb, Expedia, Agoda, Trip.com and Hostelworld, and a direct connection to Ostrovok. A booked night closes on the other connected channels.
- Cleaning: a task after every checkout, a cleaner portal by personal link in 8 languages with no app to install, photo reports and cleaner pay per period.
- Smart locks: a TTLock code for every booking, valid from check-in to checkout and removed afterwards.
- Analytics: revenue, expenses, occupancy and profit per unit and per channel, in the currency you are paid in.
- Alerts in the app or in Telegram when a sync breaks or a lock needs attention, and a guest page that collects passport details before arrival.
- Import of your existing bookings from an Excel file, so a move from another system or from a spreadsheet does not start from zero.
